PropFilter.AI LLC (“PropFilter.AI,” “we,” “us,” or “our”) provides a parcel-intelligence and outreach platform at propfilter.ai (the “Service”). This Privacy Policy explains what information we collect, how we use it, who we share it with, and the choices you have. It applies to the Service and to our marketing site.

PropFilter.AI was formerly known as LotSplit; legacy references to “LotSplit” mean the same service. This Policy should be read alongside our Terms of Service.

About owner data in the Service. A core part of the Service displays publicly-available and commercially-sourced information about property owners — names, mailing addresses, phone numbers, emails, and do-not-call flags. That data concerns people who are not our users. Section 3 explains how we source and handle it.

1. Scope

This Policy covers personal information about (a) the users and prospective users of the Service (“you”), and (b) property owners whose information is displayed in or transmitted through the Service. It does not cover third-party websites or services we link to, which have their own privacy practices.

2. Information We Collect

Information you provide

  • Account details. Name, email, password (hashed by our auth provider), optional phone number, company, role, state and counties of interest, deal volume, sender address (used as the return address on postcards), and similar profile information you submit during signup or in account settings.
  • Waitlist / lead details. If you fill in our waitlist form, the information you provide there and the UTM parameters of the page you arrived from.
  • Payment details. If you pay for the Service, our payment processor (Stripe) collects and processes your card details. We receive limited information such as a Stripe customer ID, last four digits, card brand, and billing ZIP — we do not store full card numbers on our systems.
  • Outreach content. Messages, templates, sender info, list contents, notes, and files you create or upload in connection with direct mail, SMS, or email campaigns.
  • Connected accounts. If you connect a Gmail account to the wholesale-deal ingestion feature, we receive an OAuth token and request limited scope to read messages the feature needs. We do not send email from your Gmail account and do not read messages outside the scope the feature requires.
  • Support and feedback. Information you send us by email, chat, or feedback widgets.

Information we collect automatically

  • Usage events. We log page views, button clicks, searches, filters applied, lists created, exports, skip-trace lookups, outreach sends, and similar events, along with timestamps and the page or feature involved.
  • Device and connection info. IP address (which we hash for analytics use), browser type, operating system, device type, screen dimensions, referrer, and language.
  • Session identifiers. First-party cookies, local storage values, and session tokens issued by our auth provider so you stay logged in and so we can attribute pre-signup activity to you after you sign up.
  • Delivery telemetry. When you send outreach through the Service, our sub-senders (Lob / Handwrytten, Twilio, Resend) return delivery, bounce, open, click, QR-scan, opt-out, and response events that we store against your campaign.

Information from third parties

  • Parcel records. County, state, and federal open data, plus commercial aggregators, for tax-assessor, deed, zoning, flood, soils, roads, and similar parcel data.
  • Skip trace providers. We query commercial skip-trace providers (currently Skip Sherpa) on your request to look up owner contact information and DNC/litigator flags.
  • Single sign-on. If you sign in with Google, we receive your name, email, and a user identifier from Google.

3. Data About Property Owners

The Service displays information about people who own real property, including owner names, mailing addresses, phone numbers, email addresses, and do-not-call flags. Parcel-level data is sourced from public records; contact data is sourced from commercial providers under our agreements with them.

We display this data to authenticated users of the Service for the legitimate business purpose of enabling lawful real-estate outreach. We do not sell or lease property-owner contact data, we do not share it with advertisers, and we do not combine it with personal information about our users for any purpose other than operating the Service.

If you are a property owner and would like your information suppressed from the Service where legally permitted, contact us using Section 14. Because the underlying parcel records are public, we may not be able to remove them from the Service entirely, but we can suppress derived contact fields (phones, emails) and mark the record do-not-contact across our user-facing outreach tools.

4. How We Use Information

We use the information described above to:

  • operate, maintain, secure, and improve the Service, including authentication, session management, fraud and abuse prevention, and diagnostics;
  • deliver the features you request, including searches, scores, skip traces, list management, postcard and SMS and email sending, and delivery tracking;
  • bill you for paid plans and usage-based features and keep records required for tax, accounting, and audit purposes;
  • personalize your experience, remember your preferences (map defaults, saved searches), and attribute pre-signup activity to your account;
  • send you transactional messages (account, billing, security, changelog), and — where you’ve opted in — marketing or newsletter updates;
  • analyze aggregate usage to understand what’s working and to prioritize product changes;
  • comply with law, enforce our Terms of Service, and protect our rights, property, and users;
  • investigate suspected violations of the Terms, including misuse of skip trace or outreach features.

We do not use your data, or any property-owner data, to train third-party generative-AI models. We may use aggregated or de-identified information for any lawful purpose.

We may also disclose information (a) to comply with law, legal process, or a binding government request; (b) to investigate or address fraud, security incidents, or violations of the Terms; (c) to protect the rights, property, or safety of PropFilter.AI, our users, or the public; and (d) in connection with a merger, acquisition, reorganization, or sale of assets, in which case we will require the recipient to honor this Policy or give affected users reasonable notice.

We do not sell your personal information (as “sell” is defined under the California Consumer Privacy Act and similar laws). We do not share personal information for cross-context behavioral advertising.

6. Cookies & Analytics

We use first-party cookies, local storage, and similar technologies that are strictly necessary to provide the Service (authentication, preferences), plus first-party analytics events we log to our own database to understand product usage. We do not currently use third-party advertising cookies. You can control cookies through your browser settings, though disabling cookies needed for authentication will prevent you from using the Service.

We honor Global Privacy Control (GPC) signals where they apply.

7. Data Retention

  • Account data. Retained while your account is active. If you request deletion, we remove or anonymize account data within 30 days, except for records we are required to keep (e.g., tax, billing, dispute records), which we retain only as long as required by law.
  • Skip-trace cache. Results are cached for up to 180 days to avoid duplicate charges and speed up repeat lookups, then refreshed on next use.
  • Usage analytics. Retained for up to 12 months in identifiable form, then aggregated or deleted.
  • Outreach records. Sent-message records, delivery telemetry, and opt-out records are retained as required by applicable law and carrier rules. Virginia-state SMS opt-out records are retained for 10 years.
  • Backups. Backups may persist for up to 90 days after deletion before being overwritten.

8. Security

We maintain administrative, technical, and physical safeguards designed to protect personal information, including encryption in transit, access controls, audit logging, and least-privilege access for staff. No system is perfectly secure. If we become aware of a security incident that affects your personal information, we will notify you as required by law.

9. Your Rights & Choices

Depending on where you live, you may have the right to:

  • Access the personal information we hold about you;
  • Correct inaccurate or incomplete information;
  • Delete your personal information, subject to exceptions (for example, records we must keep for legal, accounting, or security reasons);
  • Port your account data to yourself or another controller;
  • Opt out of marketing emails (use the unsubscribe link in any marketing email, or update your notification preferences in account settings);
  • Appeal a denial of any of the rights above.

You can exercise these rights by emailing the contact address in Section 14. We will verify your request by matching your email against your account, and we will respond within the timeframe the law requires. We will not discriminate against you for exercising your rights.

10. California Privacy Rights

If you are a California resident, the California Consumer Privacy Act, as amended by the California Privacy Rights Act (together, “CCPA”), gives you the rights described in Section 9, plus the right to know the categories of personal information we collected, the sources of that information, the business or commercial purpose for collection, and the categories of third parties we share with. A summary is set out in Sections 2, 4, and 5 of this Policy.

We do not sell personal information and do not share personal information for cross-context behavioral advertising. You may designate an authorized agent to make a request on your behalf with proof of authorization.

11. International Users

PropFilter.AI is operated from and hosted in the United States. If you access the Service from outside the United States, you understand that your information will be transferred to, processed, and stored in the United States, where data protection laws may differ from those in your country. The Service is designed for United States real estate and is not targeted at residents of the European Economic Area or the United Kingdom. If you are an EEA or UK resident and believe we hold personal data about you, contact us using Section 14.

12. Children

The Service is not directed to children under 18, and we do not knowingly collect personal information from anyone under 18. If you believe a child has provided us with personal information, contact us and we will delete it.

13. Changes

We may update this Policy from time to time. If we make a material change, we will post the updated Policy with a new effective date and, where required, give you additional notice (for example, by email or in-product notice). Your continued use of the Service after the new effective date means you accept the updated Policy.
